Practical Management Support for RTM Companies
Taking control of your building through Right to Manage brings important decisions about budgets, contractors, repairs and communication. MyEstate works with RTM directors who need an organised managing agent to carry out the agreed day-to-day work.
Support after taking control
We can help assemble the management records, review outstanding maintenance, prepare service-charge budgets and coordinate a handover from the existing agent. Our routine appointments can include demands, payment monitoring, contractor invoices, site inspections at an agreed frequency, safety-assessment coordination and updates to directors and leaseholders.
Directors retain their company responsibilities. Our agreement sets out the work delegated to us, spending authority and matters requiring board approval.
Clear management charges
Our management fee is £250 plus VAT per flat per quarter (£300 including VAT). Where appropriate, we propose a reserve contribution of £100 per flat per quarter. The combined £400 covers the management fee and proposed reserve contribution only. Insurance, utilities, cleaning, repairs, assessments and major works are separately budgeted.
Reserve contributions depend on the leases, the agreed budget and the building's needs. Additional professional work is quoted and agreed before instruction.
Considering an RTM claim?
We can discuss future management requirements and help organise building information. Eligibility, notices, disputes and the acquisition process require specialist legal advice. Right to Manage does not itself transfer ownership of the freehold.
Arrange an RTM management discussion: 01582 380330 | luton@my-estate.co.uk. Include the building address, number of flats and whether your company has already acquired management.
